How much does it cost?
Long-term management runs from 6% of rent (co-management) up to 13–15% for our fullest plan, each with a small monthly minimum. Short-term management is 12% of booking revenue. Prefer to stay hands-on? Tenant placement is a one-time fee of 75% of a month’s rent, and short-term listing setup is a flat one-time fee. Your exact number is confirmed after a quick assessment.
Do I have to be managed to list with you?
No. You can have us simply find and place a great tenant, or get your short-term rental listed and live — then take it from there yourself. Management is an upgrade, never a requirement.
What if I live overseas?
Most of our owners aren’t on-island. We do property assessments by video, agreements are signed digitally, and you get monthly statements wherever you are. Distance changes nothing about how well your property is looked after.
Who pays for repairs and maintenance?
Small repairs are on us — the threshold rises with your plan ($25 / $40 / $60). On larger jobs we contribute a percentage and cap your monthly exposure, so you’re never blindsided. Work is carried out by our vetted trades network at fair rates, and you approve anything beyond the covered amount.
Am I locked into a long contract?
No long lock-ins. You can step up a management level at any time, and our placement and listing services are one-time engagements with no ongoing commitment.
